NJR Realty & Development Corporation was established in 1987 to address the needs in economic housing in the Philippines. (references)
For more than 15 years NJR has studied various building systems and developed specific solutions to make construction more efficient and housing more affordable to the less privileged, without sacrificing the quality and durability of the end product.
The solutions are selected for their reliability and ability to adjust to changes in the economic environment and evolutions in the target market.
This document describes NJR approach for an industrialized construction and can easily be adapted to the needs and tastes of most of Asian countries.
Solutions For An Industrialized Process
Such relatively low construction rate, particularly if it involves 3 or more types of house, may not justify the use of heavy equipment. In such case the recommended design consists of a load bearing steel frame whose components can be hand carried and installed without need for crane or similar lifting equipment.
The wall assembly can be made of prefabricated concrete panels cast at the job site near the housing unit, installed using the tilt up method and attached to the steel frame.
The assembly of such steel frame only takes a day or two and can immediately be followed by the installation of the roof, which will provide protection to the workers against the sun or the rain thus improving productivity.
The steel frames should be delivered fabricated to the job sites to avoid supplying the sites with fabrication tools. Furthermore fabricating in a plant will provide better conditions resulting in higher quality and less remedial work.
The casting in place in one operation of complete elements of the house such as walls, slabs, roofs using metallic formworks is the preferred solution.
